Metro Vancouver's multiplex zoning reforms have unlocked the site for a four-unit, ground-oriented development, a configuration that maximises permitted density while preserving the human-scale character of the street. The fundamentals are straightforward: a well-located lot, a proven typology, and a supply-constrained market with persistent demand for family-sized rental and ownership housing.
Design Rationale
Each of the four units is designed around a three-bedroom programme, a deliberate choice in a region where family-sized rental supply is chronically undersupplied. The architecture draws on West Coast contemporary vernacular: warm cedar cladding, dark charcoal fibre-cement panels, black aluminium window frames, and private entry stoops that give each home a distinct street address. Landscaping is intentional: ornamental grasses, Japanese maples, and concrete pathways that age well and require minimal maintenance.

Springer Avenue is a residential street in North Burnaby, within walking distance of transit connections and established neighbourhood amenities. The site benefits from proximity to SkyTrain infrastructure, strong school catchments, and the kind of stable, owner-occupied street fabric that supports long-term asset value. Burnaby's development permitting environment has become increasingly predictable for small-scale multiplex applications, reducing execution risk relative to comparable Vancouver sites.
